Position

Our client is seeking a dynamic, result-driven Asset Manager to oversee the performance, strategy, and value optimization of their real estate assets. The Asset Manager will play a critical role in executing asset-level business plans, driving financial performance, and supporting key decision-making processes across acquisitions, leasing, capital improvements, and dispositions. The ideal candidate will bring a combination of strong analytical acumen, operational oversight, and real estate market knowledge.

Responsibilities

  • Develop and execute comprehensive business plans for each asset, aligning with overall investment strategy and ownership objectives.
  • Monitor and manage asset performance against pro forma expectations, including tracking revenue, expenses, leasing activity, and capital projects.
  • Produce quarterly and annual asset-level reports, including variance analysis, reforecasts, and commentary for internal and external stakeholders.
  • Collaborate closely with property management teams to ensure operational efficiency, tenant retention, and cost control.
  • Oversee and manage the annual budgeting process for each asset, including capital planning, leasing assumptions, and operational expenditures.
  • Review, negotiate, and approve lease terms in coordination with internal leasing teams and external brokers to maximize occupancy and rental income.
  • Identify and implement value-add opportunities including rebranding, repositioning, redevelopment, or strategic capital improvements.
  • Lead and coordinate capital projects, including scope definition, contractor selection, budget tracking, and construction oversight.
  • Analyze market trends and submarket dynamics to assess risk, inform leasing strategies, and support asset repositioning decisions.
  • Conduct regular property site inspections to evaluate conditions, ensure compliance with business plans, and maintain tenant relations.
  • Assist with acquisition due diligence, including review of financials, leases, property condition reports, and third-party studies.
  • Support disposition efforts by preparing offering materials, working with brokers, and assisting with buyer due diligence and closing documentation.
  • Maintain and update asset-level financial models (Argus/Excel), ensuring accuracy in forecasting, valuations, and scenario planning.
  • Build strong working relationships with brokers, tenants, service providers, and internal stakeholders to support asset performance.
  • Stay current on regional economic indicators, leasing activity, and industry best practices to proactively adjust asset strategies.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Business, or related field.
  • 5+ years of relevant experience in asset management.
  • Strong understanding of real estate financial modeling, lease analysis, and valuation techniques.
  • Demonstrated ability to manage complex projects, work cross-functionally, and make data-driven decisions.
  • Proficient in Argus, Excel, and property management software (e.g., MRI, Yardi).
  • Excellent communication, negotiation, and presentation skills.
  • A proactive, entrepreneurial mindset and ability to work in a fast-paced, hands-on environment.
